Sengkang — north-east's
growing MOP market

Sengkang is one of Singapore's youngest mature HDB estates — a large and growing MOP cohort from 2019–2022 BTOs is arriving in 2024–2027, creating active resale market conditions for both sellers and buyers.

Sengkang's MOP wave — a large and active cohort through 2026–2027
Sengkang's BTO launches of 2018–2022 are a large cohort reaching MOP over 2023–2027. This creates consistent resale supply — but also genuine upgrader demand as sellers look for their next step. Prices have remained well-supported because the town's infrastructure is comprehensive: full LRT network, Compass One mall, schools and parks all integrated.
About the town

Sengkang — planned for liveability from the ground up

Unlike older HDB towns retrofitted over decades, Sengkang was planned from scratch in the 1990s with a full LRT network, integrated town centre and green buffer around Sengkang Riverside Park. The result is a walkable, self-contained estate that scores highly on liveability surveys — particularly for families with young children.

The town is divided into several precincts — Anchorvale, Compassvale, Fernvale, Rivervale and Buangkok — each served by LRT stations. Compass One (Sengkang Square) is the retail and F&B hub, with healthcare, government services and a public library all integrated. The upcoming CRL corridor will further improve connectivity for residents who currently travel via the NEL.

"Sengkang is the Punggol story told two or three years earlier — a large BTO cohort, a full LRT network, good schools and families who want to upgrade. The difference is Sengkang is more established: the town centre is mature, schools have track records, and the resale market has more data. For upgraders looking at OCR condos, Sengkang gives you a slightly larger resale pool to draw from than Punggol."
