Tampines is one of Singapore's most active HDB resale markets. Its regional centre status means employment, retail and transport infrastructure are among the best in the non-central region. Buyers who work in Changi, Expo or Tampines Industrial Estate frequently target this estate, sustaining year-round transaction volume. The DTL Tampines West and Tampines East stations have made the southern and western parts of the estate more accessible.

Why Tampines is Singapore's busiest HDB estate for resale transactions

Tampines was designated a Regional Centre in 1991 — one of only five outside the city core. This designation brought banks, government offices, commercial space and eventually Singapore's first fully air-conditioned bus interchange. Today the estate is home to over 200,000 residents and functions as a complete city-within-a-city.

The estate spans multiple sub-zones — Tampines North, Central, East and West — each with different flat-age profiles and MRT access. Tampines Central (near the main interchange) commands premium pricing; Tampines West, served by the DTL, has seen strong appreciation since the line opened. Upcoming Tampines North BTO projects will add to the new supply pipeline.
